The Verdant View Farm B&B is an exclusive property where every guest is both important and special to us.

Check-in: after 3:00pm • Check-out: 11:00am

Early check-ins at 1:00pm may be accommodated for a fee of $30, if approved in advance. 

If arriving after 8pm, please provide advance notice to the hosts.

**In 2024, our farm is planning to roll-out a digital guidebook app, which will be emailed 1 week in advance to your arrival.  The app will provide all relevant check-in information, allow guests to check-in online, and provide other tips for their farm stay.  If a guest plans to travel without a smartphone, please provide advance notice so that the hosts can place a paper self check-in note on the “Welcome Guests” chalkboard next to the office door.

 Sunday Arrival:

Your hosts intentionally try to reduce workloads on Sunday, apart from the necessary hours of labor needed to feed the animals.
After working from sun-up to sun-down 6 days in a row, they appreciate a change in pace on Sundays. If arriving on a Sunday, expect to use digital guidebook app to access check-in information (or provide advance notice to the hosts so that they can leave a paper self check-in note on the “Welcome Guests” chalkboard next to the office door).

Minimum Nights:

Spring and Fall:  2-night minimum if staying Fri or Sat night
Summer (Memorial Day thru Labor Day):  2-night minimum
Major Holidays (including Spring Break) – 3-night minimum

**1-night stays are occasionally available during the periods listed above.  If there is a 1-night gap between two existing bookings, or if there is last-minute availability (7 days prior to your preferred arrival date), the online booking system will automatically allow you to book a 1-night stay.

 

Deposit:

A credit card number and a 1-night deposit are required to hold your reservation.  Verdant View Farm utilizes Authorize.net to automatically process deposits online.

Cancellations:

If your travel plans change and you must cancel your reservation, please call us at least 30 (thirty) days prior to your arrival date to cancel your reservation. A full refund less $15.00 processing fee may be made.

In the event that you must cancel with less than thirty (30) days notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a full refund, less a $15.00 processing fee, will be made.

In the event of a pandemic, government shutdown, or an uncontrollable event, vouchers (valid for 365 days from the issue date) will be issued instead of refunds.

Rates/policies are subject to change and vary during high impact periods and special requests. A 60-day cancellation notice is required on whole-house bookings and for some holidays and special events.

Smoking:

The Verdant View Farm is a smoke free property.  The use of tobacco, marijuana, vaping, and/or e-cigarettes is not permitted within any building or within 40 feet of any entrance to a building. Designated outdoor tobacco smoking areas are available.

Pet Policy:

Well-behaved pets (more than 1-year-old) are permitted only in Rooms 8 & 9 (downstairs suite) of the Cottage.  We require that the guest bring a crate and that the animal is kept in the crate anytime that they are not together – during breakfast, while sightseeing, etc.   The crated pet is necessary so that our housekeeping crew can complete their work as well as minimizing the possibility of damage to property (if a pet should get nervous while their owner is away).  Also, the house is shared with other guest rooms, and so an animal that is sensitive to noises and barks frequently wouldn’t do well in this setup.  

$20/night fee applies.

Please don’t allow pets on the beds, quilts, or furniture.  

Neither pets nor farm animals are permitted in other guest rooms or inside the farmhouse as we have many visitors that come with allergies.   

Dogs are welcome to play in the large backyard of the Cottage, but pets are no longer permitted to take walks around the barns, Farmhouse, gardens, or in the back fields.  Having your animal on a leash is necessary as they meet other visitors who may or may not be comfortable around pets.

 

Farm Visits:

Visiting Verdant View Farm is limited only to registered guests who, at the time of their visit, are booked to stay overnight at Verdant View Farm Bed & Breakfast or who are scheduled to participate in Verdant View Farm Tours.   No farm visits are permitted to the general public without a scheduled registration with the B&B and/or Farm Tours valid for the time of the visit.

When registered guests are walking around the farm or up the farm lane, it’s possible that you’ll encounter an electric fence.  The fence keeps the cows in the correct pasture.  If we didn’t put up this fence, the adventurous cows would likely trample through the yard and hitchhike down the railroad tracks.  Avoid touching the metal or white plastic string – they are both electric fence.

Verdant View Farm is committed to protecting your privacy.   We use procedures to help protect your personal information from unauthorized access, use, or disclosure. For example, we integrate reputable and secure booking systems within our website to collect and store the personal information you provide on computer systems. When we transmit highly confidential information (such as a credit card number) over the Internet, we use a secure payment gateway so your information is protected.  Verdant View Farm does not sell, rent, or lease its customer lists to third parties.
